1 + 1   Flat

For singles and couples, we offer beautiful flats with one bedroom and one living room. Past the second floor all flats offer a stunning sea view that is as close as 700m.

2 + 1 Duplex

If you prefer more space, we offer our greatest flats with one bedroom, one office or childrens room and a big living room. Split over two floors with each having a balcony, all rooms enjoy the fantastic sea view!


Both flat types offer modern and high quality bathrooms. To offer maximum comfort the duplex unit even has one in each floor.

Floor Plans

There are four floors. The first three floors consist of 1 + 1 flats with south facing sea view balconies. The top floor consist of 2 + 1 duplex flats with big rooms and two balconies.



Payallar is the uprising district of Alanya with many big municipal projects occuring. Among them there is the 4 km long beach project and the new state hospital.

The aim is to transform the food plantages into living places and prepare Payallar to capacitate the rising population in Alanya and deliver a more beautiful paradise.

Our project is placed at the front line with 700m to the sea where housing estates with many floors are allowed to be built. For this reason, the sea view especially for the mid and higher floors will always be guaranteed, even after the beach project and other small villa estate projects are constructed. The state of Alanya thus ensures attractivity to many layers of distances to the sea. Among them Marla Aqua Garden enjoys the best housing estate location.

Distance and Transportation

Payallar is a coastal area located 14 km from the center of Alanya. There is a good and fast bus and shared taxi connection between them, which is available every 5-8 minutes in summer and every 10-15 minutes in winter. The drive takes about 15 minutes.

Payallar, which borders the Konakli neighborhood, is open to development and is the new favorite of investors. The western side of Payallar is bordered by the town of Türkler, which has many coniferous forests.

The first coastline of the district, stretching for 6 km from the sea to the mountains, is lined with hotels. In the northern part you can find residential complexes, greenhouses and agricultural lands.

The distance to Gazipasa airport is 38 kilometers. The distance to Antalya airport is 108 kilometers.

Beach and Environment

The beach in Payallar is wide and is in part a pebble beach and in other part a sandy pebble beach. The entrance to the sea is gentle. There are no tectonic plates and you can swim anywhere along the coastline.

There are eucalyptus groves and other greenery. In order to contribute to the development of Payallar and its transformation into a center of attraction, the local administration is working on the implementation of a new coastal road project. The project will include a 4-kilometer bike path, two lanes with round-trip traffic and a surface.

The possibility of slipping will be reduced by laying concrete on steel mesh. Also in this project, at 20 points bicycle parking spaces are allocated for a total of 100 bicycles. From the west to east on the bicycle path distances of the length will be marked on the ground every 500 meters.
